  • Finally, I look at 5 recently sold properties—this shows us what buyers were willing to pay and what the market ultimately supported.

By comparing these 15 homes, we'll be able to pinpoint the "sweet spot"—the ideal price range that attracts the right buyers without leaving money on the table.
