📊 Orange County, VA Housing Inventory & Market Activity: A Deeper Look at the Numbers

The number of active listings in Orange County has shrunk from 171 homes down to 159.

In a smaller, lifestyle-driven market like Orange County, a 12-home drop is meaningful. Inventory tightening typically signals one of two things: either sellers are holding back, or buyers are absorbing supply faster than new listings are hitting the market. Right now, it appears we’re seeing a mix of both, but here’s another important layer to the story.

Most likely due to the unique weather we received in February, the number of homes that actually closed dropped by 10 compared to the previous month. Severe or disruptive weather often delays inspections, appraisals, lender processing timelines, and final walkthroughs — which can push closings into the following month.

At the same time, days on market for closed homes increased from 57 to 61 days.

That four-day shift doesn’t indicate weakening demand. Instead, it reflects temporary friction in transaction timelines — something we often see during months with unusual weather patterns.

That combination does not signal a declining market. It signals a market adjusting to external factors while underlying buyer demand remains steady.

📈 Homes Under Contract: A Refreshing Reversal Despite Weather Slowdowns

While closings dipped due to February’s weather disruptions, the number of homes going under contract increased significantly from 61 to 81.

That’s the statistic that matters most when forecasting where the market is headed:

✅Under contract activity is a leading indicator.
✅Closed sales are a lagging indicator.

So even though the number of completed closings dipped last month, the jump in pending sales suggests those transactions are already in the pipeline and likely to close soon.

In other words: demand didn’t disappear — it was simply delayed.

⏳ Days on Market: Two Important Metrics to Understand

It’s important to distinguish between two different “days on market” measurements currently in play:

  • Overall average DOM decreased from 114 days to 108 days

  • DOM for recently closed homes increased slightly from 57 days to 61 days

  • Average time to go under contract remains stable at 78 days

Here’s what that tells us:

➡️The overall market is tightening slightly.
➡️Homes are still taking about the same amount of time to secure a contract.
➡️Weather-related slowdowns likely impacted final closing timelines.

For buyers, this means you still have space to evaluate options carefully — but strong homes won’t sit forever.

For sellers, it reinforces why strategic pricing and presentation matter. Even in a tightening inventory environment, buyers remain analytical.

The weather impact appears temporary, buyer demand is increasing, and inventory is tightening.

That combination often leads to stronger closing numbers in the following month as delayed transactions finalize.
